The Suwałki Special Economic Zone is one of fourteen special economic zones in Poland, which were created to serve the acceleration of economic growth in a given part of the country. The managing entity of the Zone is Suwałki Special Economic Zone S.A. (Joint Stock Company), which, since 1996, has been pursuing objectives and tasks conditioning the functioning of the special economic zone in the north-eastern part of Poland. Prior to the entry into force of the Act of May 10, 2018, on supporting new investments and executive acts to the Act, the Suwałki Special Economic Zone had covered an area of 19 separate subzones with a total area of 662.9506 ha, located across three voivodeships: Podlaskie, Warmian-Masurian and Mazovian.

The investment areas located in the aforementioned 19 subzones constitute the investment offer of SSSE S.A. These are plots of land prepared for a rapid investment process, having current local spatial development plans and, in majority, are equipped with the necessary technical infrastructure. An investor, by purchasing land located within the former economic zone, may apply for the decision on the support of new investment. Notwithstanding the applicable maximum public intensity in a given region, such a decision is issued for a period of 15 years. Nowadays, Suwałki Special Economic Zone S.A. performs the function of the managing entity of the area of supporting new investments with a total area of approximately 26,414 km² (264,140.00 ha)
Its reach covers the entire Podlaskie Voivodeship, two districts of the Warmian-Masurian Voivodeship: Ełkcki and Gołdapski, as well as four districts of the Mazovian Voivodeship: Łosicki, Ostrowski, Sokołowski and Węgrowski.
Convenient location - within the immediate vicinity of the eastern border of the European Union, the proximity of the borders of Russia, Lithuania and Belarus - is a great asset of this area and a perfect place to locate investments, having its suppliers and recipients in the eastern markets.
The potential of the Suwałki Special Economic Zone is also constituted by its location as regards the most important domestic and international routes. The main communication and transport routes intersect in here, leading from north to south and from east to west of Europe. There are plenty of transit routes located here, among which the most important ones are: Berlin–Warsaw–Grodno–Saint Petersburg, then Warsaw–Tallinn, running from Poland through Lithuania and Latvia to Estonia (the planned part of the European expressway — Via Baltica, connecting the Baltic countries with Western Europe), as well as the planned part of the European route Via Carpatia “north-south”, connecting Klaipeda in Lithuania with Thessaloniki in Greece, thus constituting a transport route leading along the eastern border of the EU, from Central Europe to Asia, intersecting with the corridors leading from Western Europe to Russia and, through the Black Sea ports, connecting with the TRACECA route (Europe – the Caucasus – Asia).
Transport accessibility is also ensured by the rail network, in particular, Rail Baltica which is still being designed– a railway line being part of the trans-European transport corridor, connecting by the means of the normal rail either Warsaw, Kaunas, Riga, Tallinn and Helsinki.
The managing entity of the area of Suwałki Special Economic Zone S.A., by its activity, favours the economic growth of the region through the active creation of modern industrial centres and the support of entrepreneurship based on a new investment support instrument. (folder to be downloaded)
Entrepreneurs investing here have the opportunity to obtain the decision on the support of new investment, owing to which they may utilize state aid in the form of income tax exemption (PIT or CIT) even up to 70% of the invested capital, provided that new investment meets certain quantitative and qualitative criteria. Neither the location of investment (within the borderline of the area managed by SSSE S.A.) nor the form of ownership of real estate on which investment is to be located shall matter - either private or public - if an Investor proves a legal title to real property.
